Default Connecting to network together with wifi

I have house and a building 400 ft apart each one has an existing lan. I had them connected with Ethernet extender or 2 par but lighting took care of that.

I want to get them connected at 100mb 70 mb min. I have good line of site. I currently have them connected with a old linksys with dd-wrt with a cantenna and a buffalo in a window of the house. I get 48% signal. I get around 15mb file copy. I have them setup one AP one repeater.
I need to know what I can get do to get my speed up I assume new antenna's and AP's what can you recommend. I do have 2 cisco 1230 I could use but the cost of cisco antenna's make it ever expensive to go that way. I plan to put fiber in but that is a 6 mths out. I need to stay below 400 for the solution. The lower cost the better.
